Compass Pointe is an ongoing 2,200 acre mixed use Planned Unit Development (PUD) located outside of Leland, North Carolina in Brunswick County
This site is approved for a potential of 5,897 residential units, approximately 40 acres of commercial, an 18-hole golf course, and other site amenities.
To date Cape Fear Engineering has designed and permitted site and utility infrastructure for approximately 1,100 residential units including over 40,000 LF of gravity sewer, 43,000 LF of sewer force main, three duplex sewer pump stations (300 GPM, 340 GPM and 180 GPM), and 87,000 LF of water lines.
Responsibilities + Solutions
Cape Fear Engineering has been responsible for land surveying, land planning, civil engineering, environmental consulting, project management, and construction administration for the project.
Cape Fear Engineering has provided cost estimates, assisted in preparing bid packages and reviewing contractor bids, prepared and reviewed project schedules, assisted with contractor change orders, reviewed contractor pay requests, provided construction inspections, and provided as-builts and certifications.
Cape Fear Engineering has obtained numerous Water Extension, Gravity Sanitary Sewer Extension, Erosion and Sedimentation Control and State Stormwater permits for the overall project and for individual project development phases. Cape Fear Engineering has also coordinated with NCDOT, Progress Energy, ATMC, CSX Railroad, Time Warner, and other agencies throughout the development of the project.
As part of the offsite water and sewer design, Cape Fear Engineering assisted the client and H2GO in obtaining multiple utility easements across private properties. Cape Fear Engineering provided property owner research, easement survey and easement mapping. Cape Fear Engineering also provided NCDOT Encroachment permitting for water and sewer improvements along Trade Street (SR1723) and Mercantile Drive (SR1731).
